Booking Terms and House Rules

These terms apply to bookings made directly on luxurystaysbyeleys.com with Luxury Stays by Eleys, a trading name of Eleys Group Ltd (company number 11821703). Bookings made through Airbnb, Booking.com or Vrbo follow that platform’s terms.
1. Booking and payment
- The minimum stay is 3 nights. Some school-holiday dates have a 7-night minimum.
- You can pay in full when you book, or pay a 20% deposit to secure your dates.
- If you pay the 20% deposit, the balance is due 30 days before arrival. We’ll email a reminder. If the balance is not paid on time, we may cancel the booking under the cancellation terms below.
- Your booking is confirmed once we email you a confirmation.
2. Security deposit
A refundable security deposit of £150 is taken when you book. It is normally returned to your card within 1 day of check-out. If there is damage, missing items or extra cleaning beyond normal use, we will show you the evidence and the costs before we keep any of the deposit, and we will refund the rest.
3. Cancellation
Our cancellation terms are:
- Cancel 30 days or more before arrival: full refund.
- Cancel 7 to 29 days before arrival: 50% refund.
- Cancel less than 7 days before arrival: no refund.
The security deposit is always refunded in full if you cancel. If we ever have to cancel, you get a full refund of everything you have paid. We recommend travel insurance.
4. Arrival and departure
- Check-in is from 3pm to 4pm. Check-out is by 11am.
- We’ll send your check-in details and key code on the day you arrive.
- Arriving after 4pm is fine. Please let us know your expected arrival time.
5. Guests
- The cottage sleeps up to 7 guests. Only guests named on the booking may stay overnight.
- The lead guest must be 18 or over. They are responsible for the group’s behaviour.
6. House rules
- No smoking or vaping inside the cottage.
- No parties or events, and please keep noise down after 10pm. We have neighbours.
- Pets are welcome. Please keep them off beds and furniture and clean up after them. Please don’t leave them alone in the cottage.
- Hot tub: it seats up to 6 adults. Children must be supervised at all times. No glass in or around the hot tub, and no alcohol or drugs while using it. Use is at your own risk.
- Please leave the cottage tidy, wash up, and take rubbish to the bins provided.
7. Damage
When you book, you confirm at checkout: “I agree that the card I pay with will be saved securely by Square, and may be charged for any damage, missing items or extra cleaning beyond normal use during my stay, as set out in the House Rules & Damage Policy. I’ll be shown the evidence and the costs before any charge is made.”
8. Our responsibility
We will do our best to make sure the cottage is as described. If something isn’t working, tell us straight away and we’ll put it right as quickly as we can. We are not responsible for loss or damage to guests’ belongings, or for events outside our control (for example, severe weather or utility failures). Nothing in these terms limits your rights under UK consumer law.
